Elevated Concrete & Waterproofing Systems

Elevated concrete and positive-drainage waterproofing for breezeways and balconies in multifamily housing projects. Because water penetration is the most litigated subject in the construction industry, we take our waterproofing system very seriously. With both scopes performed by one greatly experienced subcontractor, you have one warranty and no finger-pointing.

Waterproofing First Proof Second and Concrete Last

We install the Elevation® waterproofing system by Formulated Materials: per Formulated, 200,000+ balconies and 10,000,000+ sq ft installed, with a 10-year limited warranty on the S60 membrane. Waterproofing first: every edge and penetration is flashed with termination pockets, drip edges, base flashing, corners, and railing embed pans, then the deck is sheeted with the S60 membrane at the sheathing level and every seam is sealed. Proof second: the deck is flood tested and inspected while the membrane is still visible, reachable, and fixable. Concrete last: elevated concrete is poured over the proven membrane and sloped to drain, so the waterproofing lives protected under the slab. Our mix is roughly a quarter lighter than standard concrete, delivering slope and a durable walking surface without overloading the framing.

One Subcontractor One Warranty and No Finger-Pointing

When a concrete sub places the deck and a separate waterproofing sub coats it, any future leak becomes a dispute between the two. We self-perform the entire assembly, the waterproofing system at the sheathing level and the sloped elevated concrete wear surface over it, under one contract and one point of responsibility. And because we are also your interior underlayment sub, the pump, the Smart Batch® GC-1, and the mobilization are already on your site.

Breezeways Balconies and Podium Decks

  • Elevation® balcony and breezeway waterproofing systems: flashed, membraned, flood tested, then a sloped elevated concrete wear surface
  • Podium deck and plaza waterproofing packages
  • Waterproofing repairs at existing apartment communities, including occupied-building phasing, rebuilt the same way with the membrane under a new elevated concrete wear surface
  • Slope correction and drainage retrofit on decks that were built flat
